A specialist beats a generalist on a water heater.
Most plumbers do heaters between drain calls. We built the business the other way round — heaters first, and the van stocked for them, which is why a South Bay swap usually finishes the same day. Everything else a plumber does, we do too; it's the next section.

Know before it goes
What to look out for on a water heater.
Of everything in a house, the water heater is the thing most likely to fail expensively — and it almost always warns you first. Here's what to watch, and what it usually means.

Water pooling at the base Call now
A tank that weeps rarely stops weeping. Shut the cold inlet valve above the heater and phone us — this one doesn't wait until morning.

Rusty or brown hot water
Color at the hot tap but not the cold usually means the tank's lining or the anode rod is spent. Rust inside a tank doesn't reverse.

Rumbling, popping, kettling
Hardened sediment on the tank floor, cooking. It makes the burner work harder, drives your gas bill up, and it's the beginning of a cracked tank.

Hot water runs out faster than it used to
Same tank, less hot water, means sediment is eating the capacity — or one element in an electric unit has quit. Often a repair, not a replacement.

The T&P valve drips or discharges
The safety valve is doing its job, which means something else isn't — pressure, temperature, or a missing expansion tank. Never plug it or cap it off.

It's past ten years old
The serial number on the label carries a date code — we'll read it for you over the phone. Replacing on your schedule costs a lot less than replacing on the heater's.
